They are seeking a Commercial HVAC Project Executive / Sales Estimator to lead their Tenant Improvement (TI) and special projects division. This is a technically driven, hands-on role ideal for a professional with an engineering background who can independently develop HVAC concepts, prepare drawings, estimate projects, and guide customers from initial prospect through project completion and commissioning. Projects are 100% air-side, ranging from $25,000 to $3MM, and focus on TI work, retrofit projects, and small-to-mid-sized special projects — not large ground-up construction. This is a New Business Development role with a strong foundation of existing relationships to build upon.
Key Responsibilities
Business Development & Client Engagement
- Develop and grow tenant improvement and special project opportunities with both existing and new commercial clients.
- Serve as the technical and sales lead for TI projects from concept through close-out.
- Meet with building owners, property managers, general contractors, and tenants to identify and advance project opportunities.
- Leverage existing relationships while actively networking and building new referral sources with contractors and industry partners.
- Act as the primary point of contact for customers throughout the entire project lifecycle.
Sales, Engineering & Estimating
- Independently develop HVAC system layouts, concepts, and solutions tailored to each project.
- Perform job site walks, field measurements, and as-built verification.
- Prepare HVAC drawings, plans, and markups using AutoCAD, Bluebeam, or similar tools.
- Define project scope, equipment selections, and overall system approach.
- Create accurate project estimates using Excel-based estimating tools.
- Prepare and present customer proposals.
Project Management (Post-Sale)
- Coordinate manpower requirements with the operations team.
- Assist with permit applications and plan submittal requirements.
- Prepare and distribute submittal packages.
- Coordinate with general contractors, subcontractors, and vendors throughout project execution.
- Manage equipment and material procurement.
- Oversee project documentation and close-out requirements.
Qualifications
Experience & Background
- Engineering background required; Mechanical Engineering preferred.
- 3+ years of experience in commercial HVAC tenant improvement, retrofit, or special projects.
- Strong working knowledge of commercial HVAC systems.
- Demonstrated ability to prepare HVAC plans and drawings independently.
- Experience in design-build or technical sales environments.
Technical Skills
- Proficiency in Microsoft Office Suite (Word, Excel) and Microsoft Windows.
- AutoCAD and/or Bluebeam proficiency required.
- Ability to read and create construction documents.
- Working knowledge of HVAC load calculations and basic system design.
- Revit experience is a plus.
